Barwood Capital's Regional Property Growth Fund targets sites, development projects and underperforming property assets in the UK regional market (outside London). It aims to generate returns by applying active asset management and/or planning and development expertise to improve valuations, before sale to the institutional market.
Fund IV, a short-term five year fund, is investing in essential sectors such as logistics hubs and warehouses which cater to the huge growth in online shopping, and the on-shoring of supply chain, resulting from Covid-19.
The manager, Barwood Capital, has a proven track record and returns have been consistently strong since launch in 2009, with low levels of gearing. All projects for fund IV will be in the UK regions where Barwood Capital has extensive experience. The senior management team has never made a loss on a project over Barwood Capital’s 11 year history.
Connection Capital clients were quick to see the opportunity created by the market dislocation resulting from Covid-19 and completed an investment into the fund in July 2020. Through us they were able to invest in multiples of £25,000 rather than the usual £1m minimum ticket size.
A further chance for our clients to invest was offered in Q4 2020, this resulted in a total client commitment of almost £5m.
